Default My opportunity for a lease - Leakey, TX

I have an opportunity to get on a lease. Please tell me what ya'll think.

800 acres outside Leakey, TX (Hill Country)
Very hilly
Numerous tanks
Owner will run protein feeders year round
Small cabin w/electricity & well water
1 hunting guest is allowed and non-hunting guests are allowed.
It's a 5 buck county (2 bucks 3 does per hunter)

It is low fenced and has the following game on it:
WT Deer = (5) archery, rifle, and youth seasons
Rio Grande Turkeys = (4) spring and fall seasons
Hogs = (no bag limit) 24/7/365
Auodad Sheep = (no bag limit) 24/7/365
Sika Deer = (no bag limit) 24/7/365
Axis Deer = (no bag limit) 24/7/365
(The quantities in parenthesis is our bag limit not the population on the property)

We would have to supply our own bowstands, deer blinds, corn feeders, etc. and we could plant food crops if we have the gumption to do so.

There would be 7 of us on it as a group and we'd have exclusive hunting rights on it year round. They guy is asking for 1,650/yr from each of us.

Another kicker is to get on it I have to give up my trip to Montana this year to hunt elk and mulies with the in-laws.

What do ya'll think?

If the population of game is good... I would take that offer in a heartbeat! With all the exotics it would be worth it alone!

It's not a bad deal, how long would your contract be? would you be able to do it for just a year to see how you like it?

Hunting all year long!!! Where do you sign up for that? The only down side I can see is if your married, this could cause a divorce (24/7/365).

Well my invite had a fatal flaw they my buddy failed to communicate with me when he and his father invited me into the lease party. We were 2nd in line I asked if his father went to go see it on Saturday as planned. He said, "No, we were behind another group and they came through on the last day." Not the first time I've heard that down here with leases but it was awfully disappointing! So, I'm looking for another one.

I might have one here in my county. It's a one-buck county (one buck only -does can be taken during archery season only). Going to see it Saturday and I am first in line with this one . It is covered up with hogs too. If there's good water, the ducks will be good to (It's right down the street from the Ducks Unlimited marsh). It will be 3 of us (bowhunting only) for 400 dollars/yr. The bowhunting only would be our choice - the landowner is not concerned about our "Choice". There is a lot of deer and hogs on it. These deer in this area are bigger than most of the deer in the state. Bucks can get 200+ around here but you see a lot less than in South Texas.

Any comments about this one?
